By Home Defend Pro Team ·

Answers to the most common questions about underground storm shelters: garage installation, flooding, HOA restrictions, resale value, and more.

We hear the same questions every week. Here are straight answers.

Real estate agents in Oklahoma and Kansas report that storm shelters can add $2,000 to $5,000 to a home's perceived value.

Can I install the shelter in my garage?

No. Our shelters are designed to be buried underground in your yard. The garage floor is a concrete slab that would need to be cut and excavated, which compromises the structural integrity of your garage. Some in-garage shelters exist (above-ground steel safe rooms bolted to the slab), but our concrete shelters go in the ground outside.

Will it flood?

Not if drainage is installed properly. During excavation, a perimeter drain tile system is placed around the base. This diverts groundwater away from the shelter. In areas with high water tables, a sump pit with a battery-operated pump provides extra protection. We provide drainage specs for your contractor.

Will my HOA allow it?

Most HOAs allow storm shelters, especially in tornado-prone states where some HOAs are legally required to permit them. The hatch sits flush with the ground and can be covered with sod or a decorative concrete pad. Once installed, it is barely visible. Check your HOA covenants, but we have never heard of a denial.

Does it increase my home value?

Yes. In tornado alley, a FEMA-certified storm shelter is a selling point. Real estate agents in Oklahoma and Kansas report that shelters can add $2,000 to $5,000 to a home's perceived value. Some insurance companies also offer premium discounts.

How many people does it fit?

The Home Defend Pro shelter fits 4 to 6 adults comfortably. In an emergency, more can fit. The interior is 6 feet 5 inches by 8 feet 5 inches. The ceiling slopes from 4 feet 1 inch at the low side to about 6 feet 8 inches at the tall side, so most adults can stand upright at the high end. Most people sit during a storm, which typically lasts 15 to 30 minutes.

How long do I need to stay inside?

Most tornado events last 10 to 30 minutes. Listen to your NOAA weather radio for the all-clear. Do not exit until the warning has been lifted for your area.
